Responsibilities
We are looking to hire a highly skilled chartered Quantity Surveying professional with experience in private practice, house building, or a Housing Association. You will work in a team or independently, delivering high quality services to commercial and residential clients across a portfolio of challenging projects. Main Duties, Responsibilities & Accountabilities Bank Monitoring and Cost Consultancy
You will need to demonstrate experience of the procurement and development process from feasibility to practical completion, providing accurate and up-to-date costing information. You will be analytical, numerically skilled, and prepared to assume responsibility from procurement to final account.
Bank Monitoring
- Manage and undertake a portfolio of development monitoring projects from initial pre lending appraisal to completion.
- Conduct the initial appraisal of the proposed development, reviewing the borrower's cost plan and performing detailed risk analyses to assess risks to the bank or funder.
- Prepare the initial appraisal report, identifying risks, shortcomings, and recommending actions to protect the bank's interests.
- Perform regular site inspections, attend progress and valuation meetings, and prepare monthly progress reports for the bank or funder.
- Approve valuations and drawdowns.
Cost Consultancy
- Prepare initial and subsequent cost estimates for construction and associated project costs.
- Administer and prepare progress payments and final accounts throughout the project duration.
- Advise on and prepare appropriate contract documentation to protect client interests.
- Take QS pre and post contract roles for project related work.
- Manage financial aspects of the building contract and advise on approvals and budget adjustments.
- Monitor cash flow and expenditure against approved budgets, identifying shortfalls and arranging supplemental budgets.
- Provide cost advisory support to building and other business units and support cross team proposals/tenders.
- Perform RCAs for building and other business units, including corporate recovery and valuation of large scale properties or portfolios in the UK and abroad.
Desired Knowledge, Skills and Experience
- Varied experience in construction sectors, especially residential development.
- Core QS skills in estimates, cost plans, budgets, cash flow forecasts, RCAs, interim and final accounts, valuations, and payment certificates.
- Client facing with strong relationship building and networking skills.
- Excellent communication and presentation skills.
- Ability to write technical reports for lay clients.
- Capacity to work unsupervised.
- Analytical and thorough.
- Knowledge of appointment forms and collateral warranties.
- Wide range cost experience across building types.
