The successful candidate will join a well-established commercial team working on residential developments across the North West, including a current development of high-quality 2, 3, 4 and 5-bedroom homes in the Preston/Goosnargh area.



The Role

An excellent opportunity has arisen for an Assistant Quantity Surveyor to join the commercial team and develop their career within a successful residential housebuilder.

Working alongside the Quantity Surveyor and wider commercial team, you will assist with the commercial management of residential construction projects from procurement through to final account.

This is an ideal opportunity for an Assistant QS looking to build their experience within housebuilding and residential development, with excellent exposure to the full commercial lifecycle.



Key Responsibilities

  • Supporting the Quantity Surveyor with the commercial management of residential developments

  • Assisting with procurement of subcontractors, materials and services

  • Obtaining and reviewing subcontractor and supplier quotations

  • Assisting with tender analysis and comparison

  • Preparing and maintaining commercial documentation

  • Assisting with subcontract orders and contractual documentation

  • Monitoring project costs and expenditure

  • Assisting with valuations, applications for payment and payment certificates

  • Supporting monthly cost/value reporting and forecasting

  • Monitoring variations, change and additional works

  • Assisting with cost control and identifying potential commercial risks

  • Liaising with site teams, subcontractors and suppliers

  • Assisting with subcontractor payments and account management

  • Supporting the preparation and agreement of final accounts

  • Maintaining accurate commercial records throughout the project

  • Assisting with cost reporting and commercial reviews

  • Developing strong working relationships across the construction and commercial teams



The Ideal Candidate

The successful candidate will ideally have:

  • Experience working as an Assistant Quantity Surveyor / Trainee Quantity Surveyor

  • Previous experience within construction or housebuilding

  • A degree/HNC/HND in Quantity Surveying or a related construction discipline would be advantageous

  • Good understanding of construction costs and commercial processes

  • Knowledge of subcontract procurement and cost control

  • Strong numerical and analytical skills

  • Good IT skills, particularly Microsoft Excel

  • Excellent communication and organisational skills

  • A proactive approach and willingness to learn

  • Ability to work effectively with site and commercial teams

  • Full UK driving licence
